Terms & Conditions

Deposits & Payments

  • A deposit of 50% of the booking rate is payable to confirm a reservation at Under Oak Cottage.

  • Banking details will be provided once your booking is confirmed.

Cancellations & Refunds

  • 21+ days before arrival: Full refund of deposit.

  • 15–21 days before arrival: 50% of deposit forfeited.

  • 0–14 days before arrival: 100% of deposit forfeited.

Check-In / Check-Out

  • Check-in: From 14h00

  • Check-out: By 10h00

General Rules

  • No pets allowed.

  • Occupancy may not exceed the number of guests indicated at the time of booking.

  • Guests are requested to leave the cottage in a reasonably tidy and clean condition.

  • Please keep all furniture, fixtures, fittings, jacuzzi, and garden areas in the same condition as upon arrival. Guests may be held liable for repair or replacement costs due to damage.

  • The use or sale of illegal substances is strictly prohibited on the premises.

  • We reserve the right to eject guests who are not conducting themselves in an appropriate and acceptable manner.

Liability

  • Under Oak Cottage and its owners will not be held responsible for death, injury, loss, or damage of any kind suffered by any person while occupying the cottage.

  • Guests are responsible for the security of their belongings. We will not be held liable for the loss, theft, or damage of personal items, including cash, jewelry, or motor vehicles.

  • No liability is accepted for injuries sustained on the premises or for children’s safety while in the cottage.

  • Guests acknowledge that the property includes an unsupervised, open jacuzzi pool which is used at their own risk. Children must be supervised by an adult at all times.

  • We cannot be held responsible or issue refunds for circumstances beyond our control, including:

    • Electrical or plumbing faults

    • Appliance breakdowns

    • Pest invasions

    • Exceptional weather conditions or flooding

Booking Conditions

  • In the unlikely event we are unable to honor a booking, a full refund of all money paid will be issued. No further compensation will apply.

  • Representations (verbal, written, or visual) are made in good faith as general guidance only and do not form part of any agreement.

Safety & Responsibility

  • Guests remain responsible for their own safety and well-being during their stay.

  • All use of the property, its facilities, and outdoor areas is entirely at your own risk.
